Andrew Kime Surveyor
I am an Associate and also a regulated firm by the Royal Institution of Chartered Surveyors (RICS), a member of the Residential Property Surveyors Association (RPSA), ensuring all surveys are carried out to recognised professional and ethical standards.
I am also Assoc member of the Chartered Association of Building Engineers (CABE).
We take the time to understand every property individually before undertaking any survey. No two houses are the same — particularly older or altered buildings — and I do not rely solely on market data or sale price. Each property is assessed on its own construction type, condition, history, and any potential risks.
If you are purchasing a new home, or need to resolve an ongoing damp or moisture issue, I provide clear, detailed, and practical advice in a tailored report for your property.

Damp, Mould and Moisture issues
Why Proper Diagnosis Saves Money
Incorrect damp treatment can:
- Make problems worse
- Increase condensation
- Damage building fabric
- Reduce property value
- Lead to repeat repair costs
A professional moisture investigation ensures the right solution is applied the first time.
Survey Approach
The inspection is generally non-invasive, relying on visual assessment and diagnostic equipment.
However, where necessary — and with prior agreement — invasive investigations can be undertaken. These may include:
- Lifting floorboards
- Opening access hatches
- Borescope inspections
- Material sampling for testing

Is your Surveyor who they say they are ?
Due to the prevalence of scams and misrepresentation, it is essential to confirm that the surveyor you engage is fully qualified and registered with either RICS or the RPSA. This ensures that your survey is conducted to the highest professional standards. While most firms are regulated by RICS, some individual surveyors may not be.
Additionally, recent industry concerns have arisen regarding substandard surveys, with some firms and comparison sites employing unqualified surveyors or prioritising volume over quality. The increasing use of AI-generated reports also raises questions about the accuracy and reliability of findings.
For your protection, I strongly recommend verifying your surveyor’s credentials directly with RICS or the RPSA before proceeding, rather than relying solely on the firm's reputation.

We recently had a Level 2 house survey carried out by Andy and couldn’t be happier with the service he provided. He was very professional, friendly, and arranged everything really quickly, which helped us massively during the house buying process.
The report itself was extremely detailed, easy to understand, and thorough throughout. Andy took the time to explain things clearly and was very helpful in answering our questions, which gave us a lot of confidence moving forward.
We’d highly recommend Andy to anyone looking for a reliable and knowledgeable surveyor. Excellent service from start to finish
