Survey Approach
The inspection is generally non-invasive, relying on visual assessment and diagnostic equipment.
However, where necessary — and with prior agreement — invasive investigations can be undertaken. These may include:

- Opening access hatches
- Removing small sections of finishes
- Taking material samples for laboratory testing
Bespoke Building and Moisture Surveys
You receive everything you would expect from a standard RICS survey — with additional specialist assessments that go beyond the normal scope as the building survey which has a full moisture survey included, which also gives you the scope of repairs.
This survey is unique to AK surveying Services and is not know offered by any other Firm.
Our bespoke reports also provide all the elements required under a RICS Level 3 Survey, in accordance with the standards of the Royal Institution of Chartered Surveyors (RICS) and the RPSA Surveying Standards — but with enhanced investigative moisture survey detail where required .

Unlike computer-generated reports, our assessments are detailed and manually conducted. For an average 3-bedroom property, our surveys typically take 2–6 hours onsite, followed by 5–7 working days to finalise the report. This ensures a meticulous evaluation and clear insights.
